Terms and Conditions

These terms apply to purchases from SCprops, the trading name of Sure4invest Ltd. Please read them with our Shipping and Returns, Product Care and Privacy pages before ordering.

Our products are handmade decorative items and artificial food props. They are not edible and are not toys. Food names describe visual inspiration rather than verified food varieties. Materials vary by product; ask us if a material or use is important to you.

Photographs, dimensions and descriptions identify the item offered. Minor handmade variations may occur, but the item must still match its description and meet applicable legal quality requirements. We will not materially change an agreed item without your agreement.

Prices are in pounds sterling. Sure4invest Ltd is not VAT registered, so no VAT is added. Checkout shows the product subtotal, delivery and total before you commit to payment.

For standard shop orders to supported listed destinations, delivery uses the approved value bands on Shipping and Returns, applied once per basket and delivery address after discounts. UK delivery is free from £200. Listed overseas orders of £500 or more have a £90 delivery charge, not free delivery. Original artworks and bespoke orders have separate arrangements.

Import duties, destination taxes and customs clearance fees are not included in SCprops checkout. Where applicable, the customer pays them through the destination authority’s or carrier’s official process. Any service restriction for your destination is shown before payment.

For standard orders with a listed supported delivery charge, enter your contact and delivery details, review the total and proceed directly to card payment. No separate email delivery approval is required. Unlisted destinations, bespoke work and separately arranged artworks may need a quote before payment. A quote request is not itself a purchase.

Card payments are processed by Stripe. We do not see or store full card details. Your order is accepted when payment is confirmed by our payment provider. We then provide confirmation of the order. Acceptance does not depend on successful email delivery. Please contact us if you have paid but cannot find your order confirmation.

Stock and availability are checked when payment is initiated. If an item becomes unavailable, the website does not take payment for an unavailable order. One-off pieces may be temporarily reserved while payment is completed. Reservations last for up to 30 minutes while payment is completed. If payment is not completed, the item becomes available again.

Bespoke designs, quantities, prices, deposits and timings are agreed individually in writing before work starts. Goods genuinely made to your specification or clearly personalised may be excluded from change-of-mind cancellation. Handmade or one-of-a-kind status alone does not create that exception. Faulty-goods rights remain.

Original artworks have a delivery service agreed for the piece. The Farmhouse Cheese Tower is separate from standard delivery rates and free-delivery thresholds. Its special delivery option is not offered until the selected service is suitable for the item.

The Shipping and Returns page forms part of these terms and explains cancellation, refunds, return postage and faulty-goods remedies. Consumers buying ordinary ready-made goods online normally have 14 days after the day of receipt to cancel, followed by 14 days to return the goods.

Discounts do not remove applicable consumer rights. We do not impose blanket restocking or handling fees or replace refunds owed by law with expiring store credit. Contact us before returning goods so we can confirm the correct instructions; this does not remove your right to cancel by a clear statement.

Please follow the Product Care guidance. Unless the product description expressly states otherwise, pieces are for indoor display and should be protected from water, heat, pressure and prolonged sunlight. Normal wear and accidental misuse are not in themselves manufacturing faults.

We are responsible for loss or damage that is a foreseeable result of breaking our contract or failing to use reasonable care and skill. Nothing excludes or limits liability that cannot lawfully be excluded or limited, including liability for death or personal injury caused by negligence, fraud or statutory consumer rights. Business customers may agree separate written terms.

Use the website lawfully. Do not interfere with its security, impersonate others or upload material you have no right to use. SCprops content and photographs may be protected by intellectual property rights; permission is required for reuse unless the law permits it.

If you have authorised account access, keep your credentials secure and tell us promptly about suspected misuse. These terms do not automatically make you liable for every unauthorised transaction. External services, including Etsy and Stripe, have their own terms and privacy notices.

Changes to these terms apply to future orders, not retrospectively to an accepted purchase without agreement. We may correct website errors, but will not change an accepted order’s price without resolving the issue with you in accordance with your rights.

These terms are governed by the law of England and Wales. This does not remove mandatory consumer protections or court rights that apply where you live. Contact sc2props@gmail.com with any question or complaint.
